Do you perform every trade yourself?

No. Kendall Contracting directly performs work within its verified scope. If a project needs a licensed or specialty trade, the written proposal explains whether a qualified specialist is subcontracted by Kendall Contracting or contracted directly by you.

Can you price a project from photos?

Some clearly visible, repeatable scopes can be reviewed remotely. Projects with access, moisture, concealed-condition, structural, property-age, or multi-trade questions need a site visit or specialist review.

Why is there no public price list?

A responsible estimate accounts for condition, access, material system, travel, protection, disposal, timing, and risk. We confirm the minimum project size and pricing method after a quick project review.

How do deposits work?

Deposits are tied to committed materials, permits, subcontractor commitments, and scheduling risk—not a universal percentage. The written estimate shows the payment plan before approval.

What if the scope changes?

Affected work pauses. The new condition, cost, and schedule impact are documented and approved in writing before that work continues.

What should I send first?

Send the property address, a short description, your preferred timing, and a few wide and close-up photos. If you have a punch list or inspection report, include that too.
